SCOPE OF MAINTENANCE WORK

Services to Be Performed Every Month:

Check door operation, speed, and reopen condition.
Check riding comfort during starting, running, decelerating, and stopping.
Check for vibration and noise during running.
Check the car levelling.
Check the car response to hall call.
Check the condition of the motor room including ventilation, leakage, lighting, and furnishings
Examples: fire extinguishers, DANGER signage, etc.
Check for any abnormality of control systems in the control panel and safety circuit.
Check the governor operation condition, noise and vibration.
Check the brake condition including noise, oil adhesion and slipping.
Check the car top condition and emergency stop switch operation.
Check the car lighting, fan, and emergency alarm bell.
Check the condition of the locking device for hall doors.

Services to Be Performed Every Two Months:

Lubricate the pin and moving parts of the governor, the safety link at the car top, the guide shaft, the sleeve bearing, the chain of the car door, the linkage of the hall door, the equipment supporting the pin of the brakes, and parts apt to rust.
Check the car safety gear and operation of the jaw and roller.
Check the operation of the car indicator, hall indicator, and supervisory panel.
Check the car door switch and safety edge.
Check the operation of the hoistway limit switches.
Check the main rope, guide rail, and buffer.
Check the lift pit condition including the lighting, water leakage and cleaning.
Clean the hall door rail and check the locking condition.

Services to Be Performed Every Three Months:

Check the relay and contactors of the control panels.
Check and clean the inductor or optical switches.
Check the condition of the wiring of the control panels.
Check the condition of the fixings, alignment, and tension of the car door mechanism, chain, and V-belt.
Check the door guide shoe for abrasion, deformation, and tightening of screws.
Check the condition of the car door sill.
Clean the car door rail.

Services to Be Performed Every Six Months:

Check the voltage of the power source, motor, brake, and control panel.
Check the fixings of the governor and sheaves and clean where necessary.
Grease the bearings of the governor and sheaves.
Lubricate car and counterweight guide rails.
Check the condition of the car guide shoes.
Check the fixings of the double nuts, split pin of the car rope hitch, and counterweight hitch.
Check the fixings of the car door link, door safety, and car door cam.
Clean the brush and commutator of the car door motor (DC motor).

Elemax provides certified and insured elevator technicians and inspectors to witness elevator or escalator tests as required by under the Factories and Machinery Act 1967 including: –

First Schedule Inspection
Applied for new installation of equipment
Second Schedule Inspection
Required to perform by lift competent person to check the elevator safety features every Three (3) months
Regular inspection
Elevator required to renew the license every Fifteen (15) months and inspect by JKKP Inspector.
